Raghunandan Divine Lotus Greens ka rental yield sab fake hai.
Raghunandan Divine Lotus Greens mein rental income expectations are totally unrealistic. I'm based in Dubai and bought a unit there, thinking completed project hai toh tension nahi hogi. But yaar, finding tenants is so tough, and the rent offers are like 20% less than what was shown. Matlab, what's the real rental yield people are actually getting? Is the resale market even liquid? Worried about managing this from afar.

This is a common builder tactic, inflate rental yields to lure investors. Always cross-check with local brokers and current listings before committing. I almost fell for a similar trick in Ajayabpur. It's better to get a realistic picture first, even if it's less exciting.
Resale market is also not very liquid for older completed projects, especially if there's a lot of inventory. Noida mein toh abhi bhi bahut naye projects aa rahe hain. People prefer new construction if they are buying for self-use. Investors like us get stuck. Divine Lotus Greens has been completed since 2016, so it's not new anymore.
I heard this project is in a good location, near some commercial hubs. But finding tenants post-COVID has become tough everywhere, not just there. Especially if your property is on the higher side of rent, people prefer newer projects or slightly cheaper options. What kind of rent are you actually getting?
I agree with your point about the location being good. But the actual rent is nowhere near what they promised. I'm getting around 20k, but the builder showed us 28-30k. That's a huge difference, almost 30% less. It's frustrating to manage from Dubai.
Sahi keh rahe ho. Post-COVID market thoda down hai. For a 2BHK in that area, if you're lucky, maybe 20-22k. Anything more than that is a struggle unless it's fully furnished and very well maintained. My friend got 18k for his flat in Alistonia Estate, which is also a completed project.
Oh no, this is exactly what I'm scared of! I was looking at a 2BHK there, they were showing me projections of 30-35k rent. Is it really that bad? I thought since it's a completed project from 2016, it would be stable.
Exactly! They quoted similar numbers to me too. Mera budget 80-85 lakhs hai, aur iss project mein ek unit 82L ka mil raha hai. But if the rental yield is low, it defeats the purpose of investment. What's the point of buying if it's just a headache?
Haan bhai, same experience. My cousin bought a unit in a nearby project in Alpha II and is facing similar issues. Builders show fancy numbers but ground reality is very different. 30-35k for a 2BHK in Divine Lotus Greens sounds very optimistic right now.
