Visited a DLF project in Vasant Kunj last week, and their delivery timeline brought back significant frustration. My previous Raheja Developers flat in Dwarka experienced a 2.5-year delay. Builder se proper communication nahi mili, only excuses. At possession, an additional ₹5L was demanded for PLC and maintenance, which was not clearly communicated pehle. Is this common with DLF and Godrej Properties in Delhi? I'm uncertain about current timelines. How do you manage these hidden charges?

U4, RERA ne thoda control toh kiya hai, par loopholes abhi bhi hain. Builders penalty dene se pehle hazar bahane banate hain. Godrej ka track record generally theek hai, but delays toh sabke hote hain, bas kitne, woh important hai. Delhi market mein toh abhi bhi buyer ko hi dhyaan rakhna padta hai.

U1, sahi keh rahe ho. Mera bhi ek cousin ka experience kharab raha hai Noida mein. Builders initially kam rate dikhaate hain, phir possession ke time pe maintenance, club membership, parking, PLC sab mila ke itna bill bana dete hain ki budget hil jaata hai. Delhi mein toh aur bhi common hai yeh. RERA documents theek se padhna bahut zaroori hai, especially penalty clauses for delay. Aur haan, hidden charges ke liye toh pehle se contingency fund bana ke rakhna padta hai.
Exactly! Mere friend ne Anand Vihar mein ek project dekha tha, wahan bhi sunne mein aaya ki completion dates change hoti rehti hain. Bohot risky lagta hai.
