Budget finalized, loan pre-approved – ab Raheja India Rashtra pe atka hoon. I work in real estate, but for my own investment, it's a different ballgame. Builder ka delivery track record thoda shaky raha hai past projects mein. Is project ka kya lagta hai, time pe possession milega ya phirse delays honge? Not sure about their current pace. Aur resale market mein iski liquidity kaisi hai? Itna bada investment hai, exit strategy bhi dekhni padegi. Koi actual owner hai wahan se? Kya expectations rakhun for future resale value in 5-7 years?

U1, your concern about delays is very valid. Mera bhi first-hand experience hai. Maine ek dusre builder ke project mein invest kiya tha jo Baharampur Naya ke paas tha, 2018 mein book kiya, bola 2021 mein possession, abhi tak 2024 ho gaya, bas interiors ka kaam chal raha hai. Ek toh EMI ja rahi hai, upar se rent bhi. Double burden ho gaya hai. Builder bas dates extend karta rehta hai. Raheja ka sunke toh aur darr lagta hai. Make sure you check all clauses related to delay penalties.
Same pinch! Mera bhi Vasai mein ek project delay ho gaya hai. Itni frustration hoti hai na

Is project ka location kaisa hai exactly? Aur kitne units hain total? Koi latest site visit video hai kya?
Bhai, builder ka naam sunke hi darr lagta hai. Raheja ka track record Airport Road side ke projects mein bhi kuch khaas nahi raha hai. They are known for delays. Is project mein bhi, 2025-03-01 ka possession date hai, but I'd be very skeptical. Mera ek friend ne unke ek project mein book kiya tha 5 saal pehle, abhi tak possession nahi mila hai. Bahut risk hai yaar.
Haan yaar, same experience. Mujhe toh lagta hai they launch new projects to fund old ones. Bahut risky hai. Is project ka RERA number RC/REP/HARERA/GGM/631/363/2022/106 hai, toh thoda hope hai ki RERA pressure se kaam time pe ho. But still, builder ka reputation matters.
Totally agree with U2. My uncle also faced massive delays with their project near Badshahpur. Payments time pe lete hain but delivery mein hamesha late. This India Rashtra project might be different, but once bitten twice shy, right? Especially with such a high price range (₹4.5 Cr – ₹9.0 Cr).
