₹4.5 Cr for Raheja India Rashtra feels like a huge jump. I work in real estate, but buying for myself is different. I'm looking at long-term ROI. Is the capital appreciation forecast realistic, considering Raheja's delivery track record? What's the resale market like for such high-ticket projects in 5-7 years? Who's the actual exit buyer?

Look, Raheja as a brand has its moments, good and bad. This project, India Rashtra, is in a prime location. The amenities promised are top-notch. If they deliver on time and maintain quality, it could be a decent long-term hold for someone with deep pockets. But for us, first-time buyers, it feels like a massive risk. The 'exit buyer' question is the scariest part. What if the market isn't ready for resale at that price point when we want to sell?
Legacy is fine, but for me, a first-time buyer, it's about future security. If the resale market for such a high-value property is so uncertain, it just adds to the nervousness. Kaash koi guarantee hoti!
I went last week. Construction is ongoing, but it's hard to judge the pace. Sales team was very pushy about the 'limited units' argument (77 units in total, as per RERA). They are marketing it as a 'legacy' property. But the price... it still pinches.
Has anyone actually visited the sales office or the construction site recently?
Current market conditions in Gurugram are a bit tricky for ultra-luxury. While prices are generally stable, the capital appreciation at the very top end can be slower compared to mid-segment housing. For a 4.5 Cr investment, one needs significant appreciation to justify the cost of capital. Plus, the total units are only 77. Less inventory, but also less buzz perhaps?
I was thinking of investing in a slightly lower budget area like Basai for better appreciation potential. Maybe 1.5-2 Cr range. Is 4.5 Cr really the right entry point for a first-time investor looking for solid ROI?
Sahi keh rahe ho. High-end market mein growth thodi slow hai abhi. Mid-segment mein zyada movement dikh rahi hai.
I visited the site last month. The location is good, very close to the upcoming infrastructure near Airport Road (Gurgaon side). But the units are huge, and so is the ticket size. My biggest worry is, who is the buyer for a 7-9 Cr property 5 years down the line? It's not a common man's investment. The pool of potential exit buyers shrinks dramatically at that price point, making liquidity a concern.
Exactly! When I think of reselling, I imagine someone like me, a first-time buyer, but my budget is nowhere near 4.5 Cr, let alone 7-9 Cr. The target audience for resale is super niche. Who are these people?
That's a very valid point! I've heard similar things about other high-end projects in Gurugram. Is the demand really there for such expensive resale properties, or do they just sit on the market for ages?
Has anyone checked the RERA status for Raheja India Rashtra? What's the official possession date? Builders often promise early but delay later, especially with such large-scale projects. This is crucial for planning finances.
2025 March? That's still a couple of years away. I'm wary. My friend booked a Raheja project near Badshahpur and got possession almost 1.5 years late. For a 4.5 Cr investment, even a 6-month delay can mean huge rental losses or EMI burden. Just saying, be prepared for potential delays.
Haan, RERA number is RC/REP/HARERA/GGM/631/363/2022/106. Possession date is 2025-03-01.

Totally understand your dilemma! The project looks good on paper, but Raheja ka track record thoda shaky raha hai past mein. That's my main concern for capital appreciation. Resale market for these ultra-luxury properties is always a niche.
Bhai, 4.5 Cr is a lot for a first-time buyer like me. I'm also looking for long-term ROI but this price point just seems out of reach. Kya sach mein itna appreciation milega?
