Budget finalised, loan pre-approved – now stuck on Raheja India Rashtra's layouts. I work in real estate, but buying for myself is totally different; I know what builders don't always tell you. Unke floor plans dekh ke lagta hai, super area vs carpet area ka game bohot chal raha hai. For a 4.5 Cr starting price, yaar, carpet area efficiency bilkul expected hai. I've seen the sample flat, and honestly, the usable space in the 3BHK felt a bit... tight. Does it feel genuinely good once you're inside, ya bas numbers hi dikhate hain? Has anyone who's visited or booked there felt like the actual living space is compromised? Is it genuinely good to live in daily, or just good on paper? Kya real vibe hai iski?

I understand the hesitation, it's a huge investment for us first-timers. Maybe visit the sample flat again during different times of the day? Sometimes natural light can make a tight space feel better, or worse. Or check out some other projects in the 4.5-5 Cr range in nearby sectors to compare the actual feel and carpet area. Don't rush into it just because the loan is pre-approved, you still have options.
Yaar, 4.5 Cr se shuruat hai, toh carpet area efficiency toh top-notch honi chahiye. I'm looking at options in Badshahpur as well, and even there, for similar prices, some builders are offering much better usable space. Raheja ka track record bhi mixed hai, especially with possession dates. Iska toh 2025-03-01 hai, right? Pehle bhi delays hue hain inke projects mein.
Haan, possession date 2025-03-01 hai. But given current market and construction pace, I'd be wary of that date. Expect delays.
Sahi kaha bhai. Gurugram mein prices toh sky-high hain, but value for money milna bhi mushkil ho gaya hai. Builders know first-time buyers are desperate, so they cut corners on space.
RERA mein kya carpet area mention kiya hai for their 3BHK? Is it matching actual site measurements, ya bas paperwork mein hi theek lag raha hai?
RERA mein jo bhi likha ho, bhai, builder log measurements adjust kar dete hain. Mera ek dost Baliawas mein project dekh raha tha, same issue. Walls ka thickness, balcony ka calculation - sab matter karta hai when you're actually living there, not just on paper.

Totally agree with your point, U1! I visited another Raheja project near Airport Road a few months back, and the sample flat also felt much bigger than the actual unit plans. Yeh super area ka chakkar toh sab jagah hai, especially for first-time buyers like us.
