Got possession of my flat in Raheja Krishna last month, and honestly, the reality of amenities is shocking. Promised facilities bas brochure mein the. Clubhouse ghost facility lagta hai. Investor ROI kaise milega jab tenant ko kuch mile hi na? Maintenance charges kiske liye hain? Change my mind.

See, this is why Gurugram's market is so tricky right now. Post-pandemic, demand is high, but quality delivery is still a huge issue. Builders know people are desperate to buy. I saw a project near Airport Road that promised 'smart home features' but it was just basic wiring. Raheja Krishna has 1660 units, that's a massive project. If they cut corners on amenities for so many residents, it's a huge red flag. Has anyone tried complaining to RERA directly about this?
U5, yes, I've heard of people complaining to RERA for similar issues, but the process is slow. Sometimes, they just impose a small fine on the builder, which is nothing for them. It doesn't solve
I was considering Raheja Krishna too! Price range ₹13 L – ₹25 L sounded decent for 1660 units. But if amenities are missing, then even that price feels high. What about their RERA number, 21? Does that offer any protection for unfulfilled promises?
Exactly! RERA helps with registration, but these amenity issues often get brushed under the carpet.
U4, RERA number 21 means the project is registered, which is good for transparency. But RERA primarily handles delays and structural issues. For amenity discrepancies, it's a bit of a grey area. You can complain, but proving the 'promise' vs 'delivery' can be hard if it's not explicitly in the Sale Agreement. I know someone who tried for a project in Baliawas, and it was a long, drawn-out process.
Yaar, yeh toh common story hai. Most builders just use fancy brochures to lure first-time buyers like us. My cousin booked in Baharampur Naya a few years back, same issue. Clubhouse, swimming pool, gym – sab bas blueprints mein achche lagte hain. Isliye kehte hain, physical verification bahut zaruri hai, but possession ke baad kya hi kar sakte hain? Very disheartening for investors looking for ROI.
Oh no, this is my biggest fear! I'm a first-time buyer too, and this is exactly why I'm so nervous.
Bhai, totally relate! I'm eyeing a flat in Badshahpur and builders make such grand promises. Raheja Krishna ka toh naam suna tha, but this sounds bad. Kya unhone kuch written mein diya tha amenities ke baare mein ya bas verbal tha?
Yeah, brochures are just marketing gimmicks, unfortunately. Happens everywhere.
U1, written mein toh sab kuch tha brochure mein, that's the problem! They showed us glossy pictures. Ab bolte hain phase 2 mein banega ya future plan hai. Badshahpur mein bhi same issues sunne ko milte hain.
