Was supposed to decide by last month but Goyal Luxury Floors ka soch raha hoon. I work in real estate, so I know builders ke games. ₹2.65 Cr mein, will the actual layout feel spacious? Post-possession, amenities aur maintenance ka real scene kya hai? Genuinely good to live in daily, ya sirf brochure pe achha hai? What's the ground reality after handover?

₹2.65 Cr for a luxury floor is a decent price if the location is prime and the quality is genuinely good. Which area exactly is this project in? Agar Sector 35 mein hai, near the main highway, then it might make sense, but again, the builder reputation matters a lot.
Given the current market conditions in Faridabad, especially for upcoming projects, I feel ₹2.65 Cr is a bit on the higher side without a RERA number. Builders are struggling to sell, so there's room for negotiation or better options.
Haan, it's in Sector 35 only, quite close to the main road. But that also means a lot of traffic noise and dust. Check karna padega ki soundproofing kaisi hai. Yeh bhi ek hidden compromise ho sakta hai.
I had a terrible experience with Rahul Mangla's other project, 'Green Meadows' in Sector 82. Booked in 2019, promised possession by 2022, but abhi tak construction adhoora hai. They keep giving excuses, interest on delayed possession bhi nahi mil raha properly. Soch samajh ke invest karna, especially with 'upcoming' projects. Your ₹2.65 Cr might get stuck for years.
Oh no, Green Meadows ka yeh haal hai? So did you eventually get possession, or are you still waiting? What happened with your investment?
Goyal Luxury Floors? I haven't heard much about this specific one. Iska RERA number hai kya? Aur kitne units hain total?
RERA number is Not Applicable for this project, I checked on their site. Total units sirf 4 hain.
Your concern about actual layout feeling spacious is super valid. Builders often show inflated carpet areas on paper. Go for multiple site visits, maybe with a tape measure if you can! And amenities ka toh sabka same haal hai, initial hype ke baad maintenance charge badhate hain aur service deteriorate ho jaati hai.
Bhai, Rahul Mangla ka track record utna accha nahi hai for 'luxury' projects. ₹2.65 Cr is a huge amount, make sure you check the actual build quality, not just the fancy brochure. Bohot builders promise sky and deliver dabba.
Totally agree with this. My friend booked with them in another project near Delhi border, they promised branded fittings but post-possession, it was all local stuff. Amenities bhi cut-short kar diye. Be very careful with the clauses.
