Raj Anant ROI not as advertised

Is Raj Anant's actual capital appreciation matching its initial hype? I'm looking at a unit there, it's completed, around ₹2.10-2.40 Cr. My parents keep saying Gurugram mein property badhti hi hai, but is it true for this one? What about rental yields? Log bolte hain 3-4% milta hai, but is that realistic on paper ya actual mein kam hai? I'm worried about the investor-to-end-user ratio too; kahin ghost society na ban jaye. Will that affect future resale ya rentals? I want to invest for long-term gains, but ab samajh nahi aa raha if this is the right bet. Any real experiences, please share.
