Raj Bay Vista's amenity promises are a complete joke, yaar. Brochure mein jo dikhaya tha, woh sab toh hai hi nahi properly. My wife and I are so frustrated. We booked a 3BHK for our kids, thinking the play area and pool would be great, but it's all half-baked ya phir extra charges. Kids ke liye safe environment aur good amenities dekh ke book kiya tha, but ab lag raha hai galti kar di. School proximity theek hai, par daily life mein yeh sab issues bahut affect karte hain. Has anyone else who bought in Raj Bay Vista faced these hidden charges or missing amenities? Kya karein, RWA se baat karni chahiye? Total cost toh already high hai, upar se yeh sab jhol. Koi advice do please.

Bhai, I learned this the hard way. Jab bhi koi under-construction project dekho, try to visit their previous completed projects, agar koi hai toh. Amenities, build quality, society management — sab kuchh check karna chahiye. Sirf brochure pe mat jao. Raj Bay Vista ka price range ₹1.6 Cr – ₹1.7 Cr hai, itne mein toh they should deliver what they promise. RWA se toh baat karni hi chahiye, especially for a project with 120 total units, collective voice will be stronger.
U8, you're right. Previous projects dekhna is a must. But ab jab book kar liya hai, toh legal options kya hain?
Ongoing projects mein yeh sab common ho gaya hai. Builders marketing ke time pe sab kuchh promise karte hain but delivery ke time pe sab change ho jaata hai. Adigara Kallahalli mein bhi ek project mein mere friend ke saath same hua tha, unhone bhi club house ka bola tha par bana hi nahi proper.
So frustrating! Toh RERA mein complaint karne ka koi fayda hota hai kya? Ya bas time waste hai?

They showed a huge clubhouse and a dedicated sports complex, but after possession, it turned out to be just a small community hall aur ek half-finished basketball court. Builders ka track record check karna bahut zaroori hai, especially for projects with a long possession date like Raj Bay Vista's 2028-11-01. Brochure aur site visit mein zameen-aasman ka farak hota hai.

Kids ke liye toh yeh builders bas show-off karte hain, reality kuchh aur hoti hai. Hum bhi ek 2BHK dekh rahe the wahan, but now I'm having second thoughts.

Iska RERA number PRM/KA/RERA/1251/310/PR/181122/005481 hai, ismein kuch complain kar sakte hain kya? I mean, 120 units hain total, agar sabko yeh issues aa rahe hain toh collective action lena chahiye.
Haan yaar, same experience with other builders too. Swimming pool toh sirf photo mein hi blue dikhta hai, real mein toh green ho jaata hai ya maintenance hi nahi hota.
