Rajanukunte 2BHK: My confusion with extra costs

What's the real deal with hidden charges in Bangalore property deals? I'm finally done with renting, landlord ne fir rent badha diya. Looking at a 2BHK near Rajanukunte, maybe Astro Builders. They quoted ₹85L but phir PLC, society formation, utility setup... kitna extra lag jaata hai? Should I budget 10-15% more on top of the base price? Aur super area ka kya scene hai, kitna difference hota hai usually from carpet area? Any tips to avoid being fooled?
