Visited Rajendra Golden Homz last week. Saw some finishing issues. Does poor construction quality seriously impact future resale value or tenant attraction? Are clubhouse amenities just for show, not actual investment returns?

See, it's a double-edged sword. For a first-time buyer with a budget, 2016 possession means no waiting, which is a big plus. But if quality is bad, then all the savings go into repairs and it becomes a money pit. Current market mein, especially around Noida, buyers are very picky. They have options. Resale is tough if your property looks old before its time. Amenities are a plus, but not a deal-breaker for investment unless they are truly unique and well-maintained. The basic structure and finish always win.
But what about the price? ₹11 L – ₹33 L range sounds decent for a completed project from 2016. Maybe the finishing issues are minor and can be fixed? Has anyone seen recent pics or visited recently to confirm?
I visited last month, it still has that 'worn out' look. Minor fixes won't hide the overall aging or the initial poor quality. Better to invest in a newer project in Alpha-II Commercial Belt if budget allows, even if it means waiting a bit.
I had heard about RGH's quality issues even before. My cousin almost booked there back in 2015, but then shifted to a project near Ajayabpur because of reviews and better construction reports. Possession 2016 ka tha, toh ab tak toh sab reveal ho gaya hoga. Resale value definitely takes a hit. Who wants to buy a property jo repair mangti rahe every few months? It's a long-term headache.

Exactly! And tenant attraction? Koi bhi tenant acchi jagah dekhega, not just low rent. Especially if the society looks worn out and needs constant maintenance. It's a huge red flag.
Totally agree U1! Quality is everything. Amenities toh bas aankhon ka dhokha hai. Builders show big things but deliver poor quality.
Sach mein! Builders sab wahi karte hain. Initial hype and then forget.
