Since last Diwali, I've been eyeing properties in Noida, and Rajesh (null) project has come up. I work in real estate, but buying for myself is a whole different ballgame, yaar. I know the super area vs. carpet area games builders play. For ₹96.65 L–₹1.07 Cr, are the 2BHK/3BHK layouts genuinely efficient? Matlab, carpet area kitna mil raha hai, honestly? I'm worried about wasted space. Plus, anyone who took possession recently, what was your experience like? Did you find any major discrepancies ya hidden issues after moving in? Society ka vibe kaisa hai? Friendly ya isolated? Looking for genuine resident feedback, not brochure talk.

I had a terrible experience with a builder in Greater Noida West regarding carpet area. They promised one thing, on paper it looked good, but after possession, the actual usable space was much less than expected. My furniture didn't fit properly. Always ask for the RERA carpet area certificate and measure it yourself if possible during site visits. Don't trust only the brochure images. For Rajesh, I'd specifically ask for the carpet area breakdown for both 2BHK and 3BHK layouts.
U9, you can check the RERA website using UPRERAPRJ513636. Builders are legally bound to declare the carpet area there. It's the most reliable source, not what the sales executive tells you. Compare that with other projects in the same price bracket in Noida.

Worth it depends on the actual carpet area, bhai. Builders often quote super area and then you realize your usable space is tiny. For this budget, make sure you're getting at least 60-65% carpet area of the super area. Warna baad mein regret hota hai.
U5, competitive toh lag raha hai, but you need to compare apples to apples. Alpha I Greater Noida mein similar configurations mil rahe hain, but wahan amenities aur society vibe kaafi established hai. Rajesh ka possession date 2026-03-31 hai, by then market conditions can change a lot. Also, check for hidden charges beyond the base price, often they add up to 10-15 lakhs more.
Honestly, Rajesh (null) project se thoda cautious raho. The 'null' status itself is a red flag. What does that even mean? Builder ka track record bhi mixed reviews wala hai, especially for timely possession. Mere ek friend ne Alpha II mein ek project mein phasa tha, same builder ka tha. Unko 2 saal late possession mila, aur finish quality bhi compromise thi. ₹1.1 Cr tak jaa raha hai, toh you deserve transparency and quality, not just promises. Totally agree with U2. My cousin booked in Alistonia Estate, not this project, but same builder. He got possession almost 1.5 years late. And the amenities shown in the brochure were nowhere near what was delivered. The total units are only 59 here, which means less bargaining power for buyers if issues come up. Be very careful with the fine print.

Bhai, your post hit home! Exactly my thoughts. I'm also a first-time buyer in Noida, aur Rajesh (null) project ka naam sunke thoda interest aaya tha.
