U5, exactly! Agreement mein mostly base rate aur ek-do standard charges mention karte hain. Baaki sab 'miscellaneous' ya 'govt. charges as applicable' bolke chhod dete hain. Jab possession ka time aata hai, tabhi pata chalta hai ki GST ke alawa bhi itne saare extra charges hain. Upgrade ka toh mention bhi nahi hoga theek se, sirf "cost as per prevailing rates" likh denge. This is how they trick first-time buyers like us.
Sahi pakda U5! Builders often quote a base price and then add 'development charges', 'clubhouse fees', 'utility connections' etc. later. Yeh sab initial discussion mein nahi batate. Especially in Rajkot, many smaller builders do this.

Jab maine bhi enquiry ki thi, toh sales team ne kuch aur bataya aur baad mein jab final costing aayi, toh registration, legal fees, even maintenance ke 2 saal advance mein jod diye the. RERA mein complain kar sakte ho, but process bahut slow hai.
Bhai, totally normal hai! Har builder ka yahi game hai. Mere saath bhi hua tha, bas alag project mein.
