Rajkot builders mislead on parking, maintenance is a rip-off
My loan for a 3BHK in Krishna Kunj is almost approved, but I'm seriously reconsidering. I'm in real estate, I know the games, but the parking situation here is actually ridiculous. Builders like Balaji Group or Madhav Group promise 'ample parking' in brochures, but then you get one slot for a 3BHK and visitors are just out of luck. It's a daily battle, especially in older projects. Then there's the RWA and maintenance; they charge a bomb but for what? Security is lax, and common area upkeep feels minimal. I saw a 3BHK for ₹90L, but with these hidden costs and frustrations, is it even worth it? Anyone living in Krishna Kunj, did you manage to get extra parking? Or is the maintenance charge actually doing something useful in your society? Honestly not sure if I'm overthinking, but buying for myself feels different.

Dekho, Krishna Kunj is a good location, no doubt. But parking and maintenance are genuine concerns across Rajkot, not just this project. Builders promise the moon, but execution is key. For ₹90L, you should get absolute clarity. Talk to 2-3 current residents from different blocks, not just one. Ask them directly about parking availability for guests and how the RWA actually spends money. Sometimes, a slightly higher price for a better-managed society is worth it in the long run. Don't rush into it just because your loan is approved, do your due diligence.
Krishna Kunj mein RWA charges kitne hain per sqft? Aur Balaji Group ka RERA compliance kaisa hai for parking? Yeh sab details builder se maangna chahiye, they usually hide it well. Did you check their RERA page for allocated parking details?
RERA doesn't help much with parking, bhai. Builders just show one slot in the plan. Extra parking ka alag se paisa maangte hain ya bolte hain 'first come, first served', which is chaos.
Jo aapne pucha hai, RWA charges in Krishna Kunj vary, but for a 3BHK, it's usually ₹2.5-3 per sqft. So for a 1500 sqft flat, that's ₹3750-4500. RERA compliance for parking is tricky; they just mention 'adequate parking' mostly, you need to see the actual layout plan for specifics.
Maintenance is a huge trap, yaar. My friend lives in another Madhav Group project near University Road. They pay ₹3000+ monthly for a 2BHK, and the security is a joke. Common areas are barely cleaned, and the gym equipment is always broken. The RWA is run by a few oldies who just want to save money, not improve facilities. Before booking, check their last AGM minutes and talk to current residents, not just the sales team. Don't fall for the 'future amenities' line, it's mostly a lie.
Bhai, ₹90L for a 3BHK in Krishna Kunj is actually decent. Market rates toh aur badh gaye hain. Maybe you're overthinking the small stuff when the location is so good?
Exactly! ₹90L is a big amount, you shouldn't compromise on basics like parking. It's not small stuff when you're paying so much.
Sahi keh rahe ho, location toh acchi hai, but 'small stuff' mein daily stress add ho jaata hai. Parking is a huge issue in Rajkot now, especially with multiple cars per family. My friend had to sell his flat in a different society because of parking wars, it's that bad.
Totally feel you on the parking issue! My cousin bought in Balaji Enclave (not Krishna Kunj, but same builder group) and it's a nightmare. They promised two slots but only gave one, and visitors ka toh poochho hi mat. Daily fights. ₹90L is a lot to pay for this kind of headache, especially for a first-time buyer like us.
