posted on 19 MayRajkot buyers, what's the real deal with Ansal API's handover?
Is Ansal Aastha Mig Zone's possession experience truly as bad as people whisper around Rajkot? I'm in real estate, but buying for myself, especially near Kalawad Road, feels different. Everyone talks about delivery dates, but I'm worried about the actual handover. What surprises hit you then? I know builders play games with hidden charges – extra maintenance deposits or weird PLC adjustments are common. Do Ansal API do that on their Rajkot projects? And honestly, how's the society maintained 2-3 years after possession? Do they actually keep up the amenities, or does it all go downhill after OC? I've seen it happen with others. Change my mind if Ansal is different.

It sounds like the general consensus is 'beware'. It's disheartening because Ansal Aastha Mig Zone looked promising on paper, especially with its location near Kalawad Road. But these stories about hidden charges, delays, and poor post-possession maintenance are a huge red flag. Has anyone recently taken possession here, say in the last 6-12 months? What was your *final* experience like, from the last payment to getting keys? And how's the society looking now, specifically in this project, or maybe near Krishna Kunj? I really need to decide soon.
What about PLC adjustments? Did Ansal API try to squeeze extra money for preferential location charges right before handing over possession?
U9, yes! For my friend's project by Ansal API (not Aastha, but another one in Rajkot), they tried to claim that the 'park-facing' view was now considered premium and demanded an additional PLC. This was despite it being clearly mentioned in the initial agreement. It was a huge fight, and they only backed down after a legal notice. So be prepared for such tactics.
My experience with Ansal API for a commercial unit (not residential, but same builder) was mixed. Possession was delayed by 18 months, which was frustrating. But the actual handover process itself was relatively smooth once we got there, no major hidden charges beyond what was in the agreement. The biggest letdown has been the common area maintenance. Initially, it was good, but after the first year, it dipped significantly. The security guards keep changing, and common lighting is often out. So, yes, post-OC maintenance is a genuine concern, even if the initial handover isn't a total scam.
Ansal API? Established in 1967 they say, but the reputation doesn't match the age. I've heard so many stories about their projects not just in Rajkot but across India. Delays are almost guaranteed, and the quality post-handover is a major concern. Don't let the brand name fool you, especially when you're sinking your life savings into it.
U6, I have friends who bought near Krishna Kunj, an Ansal project there. The handover was delayed by over a year, and the society maintenance is just okay. Amenities like the gym and clubhouse were promised to be top-notch, but they're barely functional now, 3 years down the line. It's not a disaster, but definitely not what they paid for.
Anyone knows about Ansal projects specifically near Krishna Kunj area? Are those any different in terms of delivery and maintenance?
Sahi keh rahe ho, but what choice do we have in Rajkot these days? Property prices are skyrocketing, and good projects near Kalawad Road are so expensive. Sometimes, builders like Ansal API offer slightly better rates, making them tempting for first-time buyers. It's a tough market out there to find a 'perfect' builder.
Yaar, I'm so glad someone brought this up! I've been eyeing Ansal Aastha too, but the whispers are really getting to me. My biggest fear is hidden charges during possession, especially with these big builders. Has anyone faced extra maintenance deposits or weird 'view-facing' charges that weren't disclosed upfront? This is my first home purchase, and I can't afford any surprises.
Totally agree with U2. These builders always have some hidden clause. Is Ansal Aastha Mig Zone specifically known for this in Rajkot too? Or is it a general Ansal API problem?
Bhai, Ansal API ka track record toh Dilli mein bhi kuch khaas nahi hai, jahan inka HQ hai. My cousin booked a flat with them in NCR years ago, aur possession ke time they were hit with so many 'misc. charges' for internal wiring, society setup, even some 'club membership' jo kabhi discuss nahi hui thi. It felt like a shakedown. Plus, the delay was almost 2.5 years! Rajkot mein bhi same games khelte honge, I'm sure. Be very, very careful with their fine print, especially around the OC stage.
