Been tracking Rajkot for months and still can't crack the real value. Builders like Ansal API are asking crazy PLC and floor rise for units on Kalawad Road. A 3BHK on 8th floor at Krishna Kunj hits ₹90L, feels inflated. My last buy's floor rise premium never paid off. Honestly, I'm wondering if secondary market deals are better. Can we negotiate more on resale near 150 Feet Ring Road? What's the real ground reality for negotiating total acquisition cost in Rajkot? Any experiences with Madhav Group resales?
