Possession was in March for my 3BHK at Ansal API Krishna Kunj, and honestly, ab lag raha hai ki I overpaid. Floor-rise premium aur PLC ke naam pe itna extra charge kiya, but yahan aake kuch special feel nahi ho raha. Bas upar ka view hai, baaki sab same. Log bolte hain future mein appreciation hai, but for now, it's just a higher EMI. Did anyone else feel like this about these charges in Rajkot? Is it ever really worth it for an investor's ROI, or just builder's trick?

Builders ka toh kaam hi hai har cheez pe premium lagana. Location, view, amenities, construction quality... sab pe. Hum first-time buyers hi phaste hain.
Yaar, but high floor flats generally have better ventilation and privacy. Plus, future resale mein thoda edge toh milta hai. Maybe not huge appreciation right now, but long term mein it does count. Just my two cents.
Dekho, floor-rise ka logic toh hota hai, better light, less noise, better view. But Rajkot mein the market rates don't always justify it, especially in areas where high-rise isn't the norm. My friend bought on a lower floor in a similar project near Kalavad Road and got a much better deal overall, with almost same amenities.
Sahi bol rahe ho. Rajkot mein abhi bhi high-rise culture itna strong nahi hai ki log itna premium den. Developers bas Delhi/Mumbai ka trend yahan la rahe hain.
That's a very practical point. Hum log sirf 'luxury' aur 'view' ke chakkar mein pad jaate hain. Kaash pehle ye sab socha hota, ab toh sirf regret ho raha hai.

Rajkot mein agar aap Kalavad Road ya Munjka side dekh rahe ho, low-rise options bhi hain. Wahan itna floor-rise ka tension nahi hota aur budget mein bhi fit ho jaate hain. But amenities ka thoda compromise ho sakta hai, ya fir builder ki reputation check karna.
Ansal API ka toh wahi standard rate hai, ₹75-₹100 per floor. I had inquired for their other project near Ring Road, same story. Rajkot market mein yeh common ho gaya hai.
Mera 8th floor pe hai, aur unhone ₹75/sqft extra liya tha per floor. Toh total ₹600/sqft floor-rise premium laga diya. Plus PLC for park-facing. Bahut jyada laga mujhe ab, lagta hai over-optimistic ho gaya tha.
