Okay I'll be honest — I completely underestimated how much floor rise premium adds up. I'm looking at a 3BHK near Kalawad Road, and builders like Balaji Group are quoting significant PLC. For a 7th floor unit, it's pushing a ₹90L flat past ₹1.05Cr. Not sure if that premium really pays off for long-term ROI. I'm wondering if older resale properties in Nana Mava, say a ₹70L flat, offer better long-term value, even with some renovation. Does anyone find negotiation easier in the secondary market for these?
