Rajkot investment: Amenities ka dhoka ya real value?

Did a site visit to Ansal Aastha Mig Zone last week, aur honestly, I'm a bit conflicted. I work in real estate, but for my own investment, sab marketing spin transparent dikhta hai. Everyone glorifies new projects for amenities, but nobody talks about the hidden costs for investors. Builders show fancy clubhouses and green areas. Par asli game toh construction quality aur maintenance ka hai after a couple of years. Cracks, seepage, fittings? Isse tenant attract honge ya resale value badhegi? Okay, I'll say what no one says: Ansal Aastha jaisa projects mein, do high maintenance charges actually cover long-term wear and tear, ya just for show-off amenities no one uses? Change my mind.
