From my experience, Ansal API jaise builders ke saath, CLP gives better leverage. Funds block nahi hote. Rajkot jaise market mein, that's the real ROI play. Haan, bilkul hua hai. Mera ek project tha near Ring Road, CLP pe hi book kiya tha. Builder ne initial phases mein kaam kiya, paise liye, aur phir kaam slow ho gaya. Ab 2 saal se possession date extend hoti ja rahi hai. CLP se funds block nahi hote, but project delay toh ho hi sakta hai. Meri EMI aur rent dono chal rahe hain.

Current market conditions Rajkot mein thodi slow hai, especially after COVID. Builders ka cash flow tight hai. Isliye full payment discounts dekar funds raise karne ki koshish karte hain. CLP mein builder ko tabhi paise milte hain jab construction progress karta hai, which is safer for us.

But ab 3 saal ho gaye hain, project stuck hai. Unki financial condition hi theek nahi lag rahi. Always check builder's past projects and financial stability, not just the discount.

Lakhs bach jaate hain, but kya fayda agar possession hi na mile? My friend booked a flat in Ahmedabad with full payment, thinking he'd save a lot. Builder ne 2 saal tak delay kiya, phir project RERA mein फंस गया. Ab na paise wapas mil rahe, na flat. Us discount ki value zero ho gayi.
Totally agree with you! Full payment is a huge risk, especially with the current market. Funds block ho jaate hain aur builder late kare toh interest ka loss alag.
