Did a site visit to Ansal Aastha Mig Zone on Saturday to evaluate secondary pricing. Current units hover around ₹29.40 L to ₹30.10 L, but I'm analyzing the historical capital appreciation trajectory. From my experience, has the CAGR justified the holding cost here, or is pricing stagnating post-delivery?

One broker told me that because possession happened in June 2022, all initial flippers have already exited. Now only genuine end-users are staying, which is why prices stabilized between ₹29 L and ₹30 L instead of spiking. Does this mean price drop ka risk kam hai abhi?
I was looking at Krishna Kunj side too for comparison. Over there small builders offer similar sizes, but water supply and internal roads are hit or miss. At least Ansal has completed structure on ground, but stagnation fear is real.

Bhai, launch was around ₹25 L - ₹26 L for the MIG units years ago. June 2022 was the possession date, so getting barely ₹4 L jump in so many years means after registration and holding interest, net gain zero hai. Main bhi confuse ho gaya yeh dekh kar.
