₹65 lakh for a 2BHK at Ansal Aastha Mig Zone, and now this project delay. Fed up of renting, I thought buying was smart. Builder's RERA registration looked fine, but actual progress is zero. Is RERA truly effective for investor relief in Rajkot? What are our real legal options when builders keep delaying? How do you properly check a builder's legal track record before investing? Any similar experiences or advice?

Totally feel you, bhai! ₹65 lakh is a huge amount for a 2BHK and then these delays... it's heartbreaking. RERA ka naam bade, darshan chhote lagte hain sometimes. Did you check their past project delivery status properly?
Honestly, not as deeply as I should have. Just the RERA site showed 'on time' for their previous ones. But I guess that doesn't mean much. Lesson learned for sure.
