Rajkot investors: How effective is RERA for real?

Spent the whole Sunday checking out options near 150 Feet Ring Road, including Ansal Aastha Mig Zone. I'm keen on a 3BHK for investment, targeting around ₹80L, but builder's legal track record is a huge concern. I've seen too many projects get stuck. How do you guys verify a builder's past projects, not just their RERA registration? Also, if things go south, is filing a RERA complaint in Rajkot actually effective, or is it just a long process with no real outcome? Trying to minimize risk here.
