Rajkot investors, what rental yields are you actually getting?
Okay I'll be honest, I miscalculated rental yield at Ansal Aastha Mig Zone. Got possession two months back at ₹29.8L, but ground reality yeh hai ki rent is barely ₹8k. Resale liquidity bhi slow lag rahi hai... are other Rajkot investors seeing better ROI nearby?

I feel maybe in another year when the area fills up completely, rents might stabilize around 10k to 11k once commercial shops open nearby. But right now it feels like a painful compromise for any budget buyer. Did you try furnishing it a bit to see if bachelor professionals pay higher, or are you just keeping it bare unfurnished?
Is resale liquidity really that bad across all sectors here, or is it just this project? My budget is super tight around ₹30L and I cannot afford getting my capital stuck for 5 years.
Resale is very slow right now unless you take a direct haircut of 10% to 15%. Most genuine buyers in Rajkot prefer independent floors or newly launched schemes where builders offer payment plans. Completed inventory with high density flats like this moves at a snail pace, so you have to wait patiently.
Did you cross check the official details before buying? Because on paper Ansal Aastha Mig Zone has RERA number UPRERAPRJ5670 and shows completed since June 2022. I looked at a unit near Krishna Kunj last week where the owner claimed 12k rent, but when I spoke to the local pan shop guy, he said actual family tenants only pay around 7.5k to 8.5k in these pockets. Local broker ne aapko kitna promise kiya tha rental ka?
Exactly. They told me 12k was guaranteed minimum. Reality hit me hard when three different families visited and straight away offered 7k flat. I settled for 8k because EMI was already starting and I was panicking.
Local brokers always quote at least 11k to 13k to close the deal, mere saath bhi yahi game hua tha Krishna Kunj side ek plot-cum-floor deal me. They show you rosy projections on a calculator, but when keys are in your hand, they simply stop picking up calls.
Bhai 8k sunke darr lag gaya sach me. Was hoping Rajkot would at least touch 4.5% rental yield.
Wait, ₹8k rent on a ₹29.8L flat? That is barely 3.2% gross yield yaarrr! I was also planning to put my savings into something in this exact ₹29 L to ₹30 L range, but now my hands are shaking. Are tenants actually refusing to pay more, or is it just because new inventory is flooding the market?
Haan bilkul, maintenance charges alag se cut ho jate hain toh net in-hand aur kam ho jata hai. Meri family toh bol rahi thi ki FD hi better hai at this rate, seeing your numbers makes me feel they were right.
Tenants simply have too many options right now. Main khud do mahine se dekh raha hoon, people are bargaining like anything because so many similar units got handed over around the same time. June 2022 possession date tha iska, and still owners are undercutting each other just to avoid paying society maintenance from their own pocket.
Yeh sunkar mera decision completely put on hold ho gaya hai. A broker was pushing me to finalize a ready-to-move unit around ₹29.5L yesterday claiming easy 5% yield. But did you speak to local brokers to see if any buyer is willing to take it off your hands at cost price, or are you planning to hold onto it for a few more years?
Can anyone tell me if furnishing helps increase the rent to at least ₹12k here, or will that just be throwing more money down the drain? I was planning to buy a 1BHK/2BHK for around ₹29L and put modular kitchen plus ACs. But if the ceiling rent is stuck at 8k, my entire financial plan collapses. Please advise what owners are doing.
Haan bilkul sahi bola. Don't invest extra capital right now, market mein tenant preference unfurnished cheap units ki hi zyada hai.
Furnishing will fetch you max 1.5k extra in that zone, not ₹12k at all. Furnishing par 2-3 lakh alag se kharch ho jayenge, recovery hone mein 6 saal lag jayenge. It is simply not worth adding more debt right now.
Krishna Kunj side rate checks kiye the maine last week, there also 2BHK is asking max 9k to 10k. Rajkot market is heavily end-user driven, people prefer buying their own small house instead of paying high rents to someone else. Honestly, pure rental income ke bharose loan lena is a huge blunder for middle class buyers like us.
Wait, possession date was June 2022 na for Ansal Aastha Mig Zone? Why did you get possession just two months back? Was there an internal dispute or paper issue with UPRERAPRJ5670?
Paperwork delays scare me so much yaar. I am putting my entire 5 years of savings into my first purchase. Agar possession milne ke baad bhi resale liquidity freeze ho gayi, toh emergency mein insaan kahan jayega?
Builder side se handover formalities mein delay tha shayad, many buyers got dragged till late. A close friend who booked here faced huge paperwork lag even though the project status showed COMPLETED on paper.
₹8k rent on almost ₹30L investment? Bhai sunke hi dhak dhak ho raha hai. I was saving up for my first flat in Rajkot thinking rental yield would at least cover part of my home loan EMI. Is this happening all over the city or just this specific project?
Exact yahi issue hai! Agar 29 L – 30 L laga ke 8k mil raha hai, toh maintenance aur municipal tax nikal kar net yield even 3% bhi nahi bachega. EMI starts around 22k for this bracket... my hands are shaking just thinking about taking that risk.
Bhai mostly peripheral pockets mein yahi haal hai abhi. Tenants are bargaining hard because supply suddenly increased post-2022. Meri cousin ne bhi Krishna Kunj side flat liya tha and she struggled for four months just to find a family paying decent rent.
