Okay I'll be honest — I completely underestimated how confusing this process is. I'm currently in a 2BHK but thinking of upgrading to a 3BHK or villa in Rajkot. I'm looking at places like Ansal Aastha Mig Zone. My main worry is construction quality affecting future resale and maintenance. Does anyone have tips on a detailed snag list before possession? What hidden issues should I look for that impact long-term value?

Price range ₹29 L – ₹30 L for a 3BHK or villa in Ansal Aastha Mig Zone sounds okay for Rajkot's current market, especially for a completed project. But as U1 mentioned, quality ka issue hai. I'd rather pay a little extra and look for a newer, reputed project, maybe even in Krishna Kunj area, jahan infrastructure bhi better develop ho raha hai. Resale value toh tabhi achhi milegi jab building ki quality sahi ho, warna maintenance costs aapko maar denge aage jaake.
Ansal Aastha Mig Zone ka RERA number UPRERAPRJ5670 hai. Possession date 2022-06-01 thi. Agar aap abhi dekh rahe ho, toh make sure saare documents updated hain aur koi legal pending issues na ho.

U3, mere ek relative ne bhi wahan flat liya hai. Bathroom fittings loose the, kitchen counter mein cracks the, aur painting toh poori uneven thi. Unhone bahut follow-up kiya, builder ne thoda-bahut theek kiya but quality compromise toh tha hi. The project was completed, but the finesse was missing. Be super vigilant during your snagging, especially for plumbing, electrical points, and wall finishes. Don't just check once, do multiple rounds with different people if possible.
