Rajkot investors: Where are you finding real value?

Budget finalised, loan pre-approved — now I'm stuck on finding real value. Currently in a 2BHK near University Road, thinking of upgrading to a 3BHK or villa. Is the price jump justified? Are there price correction zones in Rajkot, maybe around Mota Mava or 150 Feet Ring Road, where one can find underpriced assets? Do builders like Balaji Group or Madhav Group offer spot discounts if you push, or is it fixed pricing?
