Rajkot investors, which infra corridors are you betting on?
Since January I've been shortlisting 3BHK flats around 150 Feet Ring Road and Madhapar. My budget is around ₹65L, but prices are jumping crazy fast because of the AIIMS Khandheri corridor and Hirasar airport. Honestly, a small hack I stumbled on: instead of the noisy main highway, check inner bypass pockets near Krishna Kunj. Found a 3BHK quoted at ₹58L, actually wait, around ₹62L with parking, which is way lower than Kalawad Road rates. My parents keep saying Jamnagar road will peak soon, but ab samajh nahi aa raha if ground water issues will ruin it. Has anyone found similar affordable pockets near these upcoming routes?

Everyone is chasing Hirasar airport hype, par airport banne se flat ka rent kitna badhega practical terms mein? If someone buys at ₹65L with 8.75% home loan interest, the EMI comes around ₹52,000 per month. Rental yield in Rajkot is hardly 2.5% to 3%, so expecting ₹18,000 rent for a 3BHK there looks very tough right now. If it is purely for self-use then fine, but for pure investment, numbers thode risky lag rahe hain. Am I overthinking this?
Point is valid, par land appreciation Jamnagar highway strip pe steady raha hai since last two years. Kalawad road was also termed overpriced back in 2018, now common buyers like us are completely priced out from there.
Overthinking nahi hai yaar, you are talking total sense. Main bhi same calculation excel sheet mein bana ke baitha tha and felt scared. Agar self-use ke liye le rahe ho toh hi jump karo, rental recovery toh bhool hi jao abhi.
Honestly I feel Krishna Kunj inner pockets are much quieter than 150 Feet Ring Road. But connectivity after 9 PM feels a bit isolated if you don't have your own car. Did you check streetlights aur approach road width waha pe?

Bhai, most of them quote 1200 super built-up, actual carpet nikal ke barely 800-850 aata hai. I went to see two sites near Jamnagar road last Sunday, parking aur legal charges ke naam pe 4-5 lakh aur add kar dete hain end moment pe. Always ask for the all-inclusive sheet upfront.
