Fed up of renting, my landlord just hiked rent again so I'm finally looking to invest. Everyone glorifies Ansal Aastha Mig Zone's price point, but nobody talks about the actual resale market. Is it just a bunch of investors holding units? Who's buying in 5 years? I'm worried about getting stuck. Change my mind.

It's a classic dilemma for first-time buyers. On one hand, you want an affordable entry point, which Ansal Aastha offers. On the other hand, the fear of getting stuck or not seeing good returns is real. The fact that it's completed (Possession date: 2022-06-01) and has a RERA number (UPRERAPRJ5670) does provide some comfort, but the resale aspect remains the biggest question mark. I'm still on the fence.
The Rajkot market itself is a bit tricky right now, especially for properties in this price bracket. While Ansal Aastha Mig Zone is affordable at ₹29 L – ₹30 L, the growth potential needs to be seriously evaluated. Areas like Krishna Kunj have seen good appreciation, but they also started from a different price base and have better infrastructure. For a first-time buyer, getting stuck in an illiquid asset is the worst nightmare.
But isn't the whole point of Ansal Aastha Mig Zone its affordability? For someone with a tight budget, it's one of the few RERA-approved options available. If we wait for premium locations, we might never be able to afford anything. It's a calculated risk, I guess.
Maybe look at some smaller, local builders with a good reputation. Ya fir thoda Rajkot city ke bahar dekho, wahan shayad better options mil jayenge.

Yaar, Ansal ka track record Rajkot mein kuch khaas nahi raha hai. Bahut delays kiye hain inhone past projects mein. Although Ansal Aastha Mig Zone is completed, I've heard stories about maintenance issues and slow appreciation in similar builder projects. Resale value is definitely a valid point to worry about.
Haan, UPRERAPRJ5670 is its RERA number, so legal toh hai. And possession was given in June 2022, so technically it's completed on time after some initial delays, I think. But the real question is, even after completion, is there actual demand from end-users or is it just investors flipping? That affects resale big time. I'm also looking near Krishna Kunj, but prices there are crazy.
Maintenance issues to har jagah hain, but what about the legal side? Is Ansal Aastha RERA registered? Aur possession mila kya logon ko time pe?
