Rajkot long-term investment needs careful timing

Honestly, I'm feeling pretty overwhelmed trying to figure out Rajkot real estate. NRI investment ke liye dekh raha hoon, mostly for long-term appreciation. My parents keep saying 150 Feet Ring Road ya University Road pe dekho, maybe Balaji Group or Madhav Group ke projects. But is it worth buying a 2BHK now at ₹60-70L ya 3BHK for ₹90L+? AIIMS aur Airport ke paas ka ROI kaisa hai? Any experiences with rental yields in Mota Mava? Honestly not sure if it's the right time.
