posted on 11 MayRajkot luxury projects: maintenance reality check
Currently in a 2BHK in Rajkot, eyeing a 3BHK or villa. Everyone glorifies new projects like Ansal Aastha Mig Zone, but nobody talks about the maintenance charges being a total scam. They promise grand amenities, then charge a bomb for services that barely work. Our current society has better maintenance for half the price. Is it just me, ya Rajkot mein sab high-end projects ka yahi haal hai? Change my mind.

So, what's the general consensus then? Should we completely avoid these 'luxury' projects if budget is a concern, or are there ways to negotiate maintenance during booking? The original poster mentioned eyeing a 3BHK or villa, so what did you end up doing?
It's true that maintenance is a pain, but sometimes luxury projects do offer better security and amenities, even if they're expensive. The problem is the lack of transparency and sudden hikes. My advice for first-time buyers like us: always get a written estimate for at least the first 2-3 years, and talk to existing residents if possible. Don't just rely on the brochure.
Yaar, this is a real problem. I almost booked in Ansal Aastha Mig Zone last year, but then a broker subtly hinted about the running costs. For a project completed in 2022 (Possession date: 2022-06-01), the initial maintenance might seem okay, but it always shoots up. My uncle had a nightmare with another builder where they kept hiking charges citing 'unforeseen costs'. We need to check the RERA clause for maintenance hikes, though many builders bypass it.
With property prices stabilizing in Rajkot, builders are trying to make money from other avenues, and maintenance is a big one.
Bhai, RERA documents usually have a clause but it's often vague. Builders always find loopholes. Getting a clear, written commitment on maintenance is almost impossible post-booking. They just say 'society will decide'.
Totally agree! My friend bought in a 'luxury' project near the bypass, same story. Maintenance is more than EMI sometimes!
Bhai, you hit the nail on the head! I'm also a first-time buyer and this maintenance thing is giving me sleepless nights. They show fancy brochures but then the charges are insane. Is it just Ansal Aastha ya saare new projects ka yahi haal hai, especially in areas like Krishna Kunj?
This is a serious concern. Ansal Aastha Mig Zone, with its price range of ₹29 L – ₹30 L, should ideally have transparent maintenance. Has anyone actually asked the builder directly about the *current* maintenance charges post-possession (2022-06-01)? What about the RERA number UPRERAPRJ5670, does it mention anything specific about maintenance terms?
Exactly! My friend lives near Kalawad Road, pays ₹4000 for a 2BHK. My current rent is less than that!
Haan bhai, unfortunately, it's not just Ansal Aastha. Most new projects in Rajkot, especially the 'luxury' ones, start with a low maintenance promise and then hike it up. Developers recover costs this way. I heard about one project in Krishna Kunj where they promised a gym and pool, but both were barely functional for months.
