Title verification ke liye, sabse pehle original sale deed, parent deeds, mutation records, 7/12 extract (for agricultural land converted), RERA approval, commencement certificate, occupancy certificate (if ready possession). Make sure there are no encumbrances. Ek experienced property lawyer

Sahi baat hai. Mera ek friend phasa hua hai ek project mein, RERA registered tha but builder ne possession 2 saal late kar diya. Ab complaint file ki hai but process bahut slow hai. Sirf RERA registration dekh ke mat lena.
