Verifying a builder's legal track record in Rajkot is way harder than it looks. I work in real estate, but buying my own 3BHK near 150 Feet Ring Road has me paranoid. Everyone talks about RERA, but just having a registration number doesn't mean much, does it? I'm looking at Ansal Aastha Mig Zone, and really digging into their past projects. What are the absolute must-do steps for title verification here? People skip this and get burned. Also, if there are delays, like with OC, what's the actual RERA recourse? Is it effective or just a slow process? Honestly, not sure if I'm overthinking it or if these are real concerns for a ₹90L property.
