Hidden charges toh builders ki favourite game hai. Prepare for at least 10-15% extra on top of the quoted price. Be very careful.
Totally relate! Rajkot mein carpet area ka chakkar toh sabse bada headache hai. Builders show something else, and actual usable space is so much less. I'm also looking for a 2BHK near University Road, budget similar to yours. Ansal API projects ki toh reputation bhi mixed hai, sunne mein aaya hai.
