Rajkot property values aren't moving much

Mota Mava keeps coming up every time I shortlist something. Fed up of renting, landlord raised rent again, finally taking the plunge. Looking at 2BHKs near Kalawad Road, maybe Ansal API. Is a real price correction happening in Rajkot? Or are builders holding steady? Should I wait or jump now for a 2BHK around ₹60L? What's the community's take on current property values?
