Rajkot rental issues: Who's faced this maintenance headache?

Okay I'll be honest — I completely underestimated how confusing this process is. Ab humara bada ghar bech diya, soch rahe the Rajkot mein chhota flat rent pe lenge, especially around Krishna Kunj ya Kalawad Road side. But yaar, maintenance ka kya scene hai? Humne ek 2BHK liya hai, ₹18k rent hai, aur ab AC kharab ho gaya. Landlord bolta hai tenant ka responsibility hai, society RWA bolti hai internal hai toh landlord ka. Matlab, jab tak agreement mein clear na ho, kaun pay karega? Is it just me ya sabko yeh problem aati hai? Pehle toh bolte hain sab included hai, phir chhoti-chhoti cheezon pe dispute shuru ho jaate hain. Mera previous experience toh puraana ghar maintain karne ka tha, ab yeh naya headache. Koi advice do, please.
