Kalawad Road area — kids have moved out, so selling our big house. Now, I'm looking at investing in a compact 2BHK flat in Rajkot for rental income, maybe from a builder like Galaxy Group. But overall, Rajkot mein rental yield toh 2-4% hi dikh raha hai. I did some digging, aur mujhe laga ki targeting areas near University Road, jaise Mota Mava, for students or young professionals might push yields higher. Especially if we provide it semi-furnished. I saw a 2BHK in Krishna Kunj for around ₹60L. If I spend ₹3L more for furnishing, it seems like it could fetch ₹18k-₹20k rent. That brings the yield closer to 3.5-4%. Is this calculation sahi hai? Am I missing some hidden costs? Any other tips for better ROI in Rajkot?
