RERA registration alone feels like a weak shield for investors in Rajkot. I'm in real estate, but buying my own place, maybe near 150 Feet Ring Road, makes me super cautious. For projects like Ansal API's Ansal Aastha Mig Zone, how do you *really* check their RERA compliance history? Beyond just the number, I mean. Are there specific red flags to look for on the RERA site itself that most buyers miss? And what about title verification? Seriously, most people gloss over this, but for an investor, clear title deeds are non-negotiable for future exit. What specific steps do you all take? Or is the RERA complaint process in Rajkot just on paper for most issues?

Totally agree with the sentiment. RERA registration feels like a checkbox, not actual protection. I'm looking for a 2BHK near 150 Feet Ring Road too, maybe towards Nana Mava side, and the thought of putting my life savings into something with unclear title deeds gives me sleepless nights. Ansal API is a big name, established in 1967 with HQ in Delhi, but even big names can have issues. How do we *really* dig into their past projects in other cities, not just Rajkot? Is there a central database beyond the state RERA portals?
