Mota Mava — selling our old place here has been an eye-opener. Kids have moved out, so we don't need such a big place anymore. We're looking for a smaller 2BHK near a hospital on Kalawad Road. One thing I realized while trying to sell: clear title deeds aur OC ke bina buyers touch bhi nahi karte. Builders like Balaji Group ya Swaminarayan Group ke projects mein yeh cheez bahut important hai. Even a small pending utility bill can delay things. It's a real hassle.
