Rajkot resale market mein ROI expectations are fiction.
Spent the whole Sunday checking out options in Mota Mava for a 3BHK, thinking I'd just sell my current 2BHK easily. But honestly, selling my Balaji Group flat near University Road is proving tougher than I thought. I bought it for ₹58L two years ago, expecting decent appreciation, but abhi toh buyers mil nahi rahe. Brokers bol rahe hain ki market slow hai for 2BHKs, aur jo offers aa rahe hain woh ₹55L se bhi kam hain. Matlab, capital appreciation ka toh chhod hi do, loss ho raha hai after registration and other costs. I thought Rajkot ka market stable hai, but yeh toh unexpected hai. Not sure if I made a mistake buying for investment or if I should just hold on longer. Has anyone else faced this problem with resale in areas like Mota Mava or 150 Feet Ring Road? What did you do to get a fair price?

Bhai, same pinch! I also bought a 2BHK near Kalawad Road thinking resale would be easy. Now I'm stuck. Offers are way below what I paid. Is the entire Rajkot market down for 2BHKs, or is it just our bad luck?
Exactly! My friend bought a 2BHK in Krishna Kunj two years back, same issue. He's struggling to even get his original price back. The new projects in the area are offering better amenities at similar or even slightly higher
It's not just luck, pura market slow hai for 2BHKs. Builders are launching new projects aggressively at competitive prices, so resale old 2BHKs ko kaun dekhega?
