Visited a few resale properties near Mota Mava last weekend. Honestly, new projects like Madhav Group ke wahaan prices high lag rahe hain, especially 3BHKs around ₹90L-₹1.2Cr. Mera budget ₹80L tak hai, so I'm looking at value. I'm wondering if secondary market mein abhi bhi real deals mil sakte hain Rajkot mein? Jaise Kalawad Road ke thoda andar ya University Road pe. New projects mein toh negotiations bhi mushkil lagte hain. Resale mein kitna margin expected hai, like 5-10%? And broker ke through jaana sahi hai ya direct owner se contact karna better hai for getting a good price? Any recent experiences with this strategy?
