Since moving in last month, I'm trying to sell my old 2BHK near Nana Mava. Four months, no serious buyers. Rajkot ka resale market itna slow kyu hai?

Dekho, Nana Mava ka market thoda saturated toh hai, but overall Rajkot mein bhi inventory bahut hai, especially 2BHK segment mein. Naye buyers ab ready-to-move ya under-construction prefer karte hain amenities aur modern lifestyle ke liye. Resale mein buyer ko value for money aur thoda negotiation margin dikhna chahiye. Ho sakta hai aapko apni asking price thodi adjust karni pade ya phir thoda patience rakho. Market sentiment abhi favorable nahi hai resale ke liye.
Kya Nana Mava mein hi yeh problem hai, ya poore Rajkot ka haal aisa hai? Mujhe toh lagta hai builders ne itne projects launch kar diye hain ki demand hi nahi hai ab. Sab inventory clear hone mein time lagega.
Meri bhi same story hai. Ek saal se mera 3BHK Shastri Nagar mein pada hai, koi serious buyer nahi mil raha. Broker bolte hain ki market mein inventory bahut hai, aur naye projects ke rates bahut competitive hain. Upar se interest rates bhi badh gaye hain, toh log home loans lene se pehle do baar soch rahe hain. Rajkot mein abhi log rental pe rehna prefer kar rahe hain, bajaye buying ke.
Nana Mava mein 2BHK ka kya rate chal raha hai aajkal? Aap kitna expect kar rahe ho? New projects se competition nahi ho raha kya? Mujhe toh lagta hai log ab amenities aur modern design prefer karte hain.
Sahi baat hai, resale mein premium expect karna mushkil hai. Builder ki reputation bhi matter karti hai, aur society ka maintenance kaisa hai? Naye projects mein toh developer warranty bhi milti hai.
Exactly! Nayi societies mein toh parking, amenities, gym, clubhouse sab mil jaata hai. Resale mein kaun itna dega, especially agar purana construction ho? Krishna Kunj side mein bhi rates static hain, aur naye projects ka launch price almost same hai. Buyers ko value for money nahi dikhta.
Bhai, Nana Mava mein toh 2BHK 45-50 lakh ke aas paas hi milte hain, aapki expectations kya hain? Agar usse zyada hai, toh mushkil ho sakti hai.
Yaar, same experience! Rajkot mein resale market abhi bohot slow hai. Meri ek friend bhi apna 3BHK bechne ki koshish kar rahi hai University Road pe, 6 mahine ho gaye, koi serious inquiry nahi aayi. Prices bhi lagte hain ki unrealistic hain abhi.
Haan bhai, Nana Mava side ka market waise bhi thoda stuck hai. Krishna Kunj area mein bhi kaafi units khali pade hain. Lagta hai log naye projects mein invest karna zyada pasand kar rahe hain, amenities ke chakkar mein.
Totally agree! Hum log bhi dekh rahe hain 2BHK, but resale mein jo prices maang rahe hain, usmein toh naya mil jaata hai thoda adjust karke. Budget mein kuch mil hi nahi raha.
