Is anyone else feeling the pinch looking at 3BHKs or villas in Rajkot right now? I'm currently in a 2BHK near University Road and thinking of upgrading. My budget for a 3BHK is around ₹80L-₹1.1Cr, maybe a small villa if it's not too far out. I've been checking out Balaji Group and Madhav Group projects around 150 Feet Ring Road and Mota Mava. Honestly, the price jump from my current 2BHK feels massive. With the airport and AIIMS, everyone says prices will keep climbing, but I'm not sure if it's already peaked for bigger units. Is this the right time to jump, or should I wait another year? What are your experiences with appreciation on these larger properties?

Dekho, Rajkot is definitely growing, but the premium for 3BHKs or villas is a bit inflated because everyone's betting on future growth from AIIMS and the airport. The current market is quite speculative. If you're buying for self-use and long-term (5-7+ years), it's probably okay. But for a short-term investment, the returns might be slower than expected now that prices have already jumped significantly. I'd say, wait a few months, maybe after the elections, things might stabilize a bit. Or look slightly further out from the main ring road where prices might be more reasonable.

It was a bit of a stretch at ₹95L, but the location convenience for schools and hospitals made sense for my family. The appreciation has been decent, but not 'doubled in a year' type of returns that some brokers promise. Don't fall for the hype of quick gains, focus on livability and what fits your family's needs long term.
Bhai, airport aur AIIMS ka hype toh hai, but developers ne prices already absorb kar liye hain. Madhav Group ke projects thode overpriced lagte hain, especially for the amenities they offer. Quality bhi dekhna padega, just because they're big names doesn't mean it's worth the premium.
Exactly! I'm seeing the same thing near Kotecha Chowk. Prices are insane for anything decent. Feels like I missed the bus already.
