Rajkot's 'affordable housing' is a myth

Visited a few projects around 150 Feet Ring Road and Krishna Kunj last weekend. Honestly, fed up of renting now. Landlord hiked rent again, so finally taking the plunge. My budget's around 60-70L for a 2BHK. Is affordable housing even a thing in Rajkot for that range? Seems like prices are jumping fast. What's the real price per sqft, including all the hidden costs like PLC and parking? Are builders being transparent or is it all inflated? Should I wait or just buy now? Any areas you'd recommend that still offer decent value?
