Rajkot's carpet area games builders don't tell you

Krishna Kunj mein Ansal API ka ek project dekh raha tha, but super area vs carpet area ka game Rajkot mein bhi chalta hai. I work in real estate, but for my own investment, it hits differently. Builders yahan carpet area kam dikha ke super area inflate karte hain. Matlab, you pay for so much extra space jo hai hi nahi. Mera budget ₹70L ke around hai 2BHK ke liye, but jab carpet area check kiya, I think it was like 60% of super area, shocking tha. Isse toh property ka per sqft cost drastically badh jaata hai. PLC aur floor-rise premium bhi isi inflated super area pe lagate hain. How do you guys negotiate this? Is there any way to push for carpet area pricing ya discount? Ya phir, should I just factor this hidden cost in? Kya koi builder proper transparent figures deta hai?
