Rajkot's luxury property prices are just builder greed

Been tracking Rajkot properties for almost a year now. Currently in a 2BHK near University Road, thinking of upgrading to a 3BHK or a small villa. But the prices, especially for premium projects on Kalawad Road or 150 Feet Ring Road, seem crazy high. Balaji Group ke 3BHKs can easily cross ₹1.2 Cr. Is this real demand ya bas builder greed hai? I'm not sure if these high luxury prices are sustainable till 2026. Will we see a correction, or is this the new normal? What's the community's take on Rajkot's luxury segment?
