Floor-rise premium and PLC charges in Rajkot, especially for flats on 150 Feet Ring Road or Mota Mava, are they actually worth it for investment? I'm seeing builders like Balaji Group asking significant extras for higher floors ya corner units. From an investor's perspective, does this extra cost translate into better resale value or rental yield? Or is it just a builder's margin game? Also, secondary market mein kya negotiation scope zyada hota hai for these premium units?

Exactly my thoughts! Balaji Group ke projects mein toh PLC charge itna high rehta hai ki budget hil jaata hai. Mota Mava mein ek project dekha tha, 12th floor ke liye almost 3-4 lakh extra maang rahe the. Kya itna difference aata hai resale mein? I doubt it.
Totally agree. Resale mein barely koi extra value milti hai high floor ki. Sirf builder ka pocket garam hota hai.
