My POA for Rajkot is almost done. Okay, I'll say what no one says: stamp duty and registration costs are the real ROI killers, not just PLC. Rajkot builders quote one price, then these government fees hit hard. Change my mind.

Bhai, you're not wrong. Mera experience toh aur bura tha. Jab mein 2 saal pehle apni flat book kar raha tha, the builder initially said 7% for stamp duty and reg. But by the time possession came, it had increased due to revised government valuations. Pura 9% lag gaya, which was a huge hit to my savings. Yeh builders kabhi clear picture nahi dete pehle.
Exactly! I'm looking at a property near Krishna Kunj. Builder quoted ₹45 lakhs, but jab sab extra costs add kiye toh it shot up to ₹52 lakhs. Is this normal? What's the typical percentage of these 'hidden' costs on top of the base price?
U6 is right. And sometimes builders add 'infrastructure charges' or 'amenity charges' at the very end, which are not part of the initial quote at all. Make sure your agreement clearly lists ALL charges. My friend bought in Krishna Kunj and got hit with unexpected 'clubhouse membership' fees right before possession. Builder bola 'optional hai' but practically it wasn't.
Haan, unfortunately, it's pretty normal. Usually, it's around 7-8% of the agreement value for stamp duty and registration combined, plus legal fees, society charges etc. So 45L se 52L is not uncommon.
Totally agree! Meri bhi same frustration hai. Builders toh bas base price dikhate hain, yeh extra charges dekh ke dimaag kharab ho jaata hai. Lagta hai poora budget hi hil gaya.
