Honestly, I thought my RE background would make this easy, but buying for myself in Rajkot is something else. I'm eyeing 3BHKs near 150 Feet Ring Road. Builders like Balaji Group quote ₹1Cr+. Is anyone finding real value in the secondary market around Mota Mava? Can we negotiate more on resales? How do you spot an underpriced asset now?

Dekho, primary market mein 1 Cr+ for a 3BHK is just too much, especially with the current interest rates. I almost booked with a builder near Kalawad Road, but then I heard horror stories about possession delays and hidden charges. That's why secondary market seems safer, even if the properties are a bit older. But be careful, sometimes people are selling quickly because of underlying issues with the building or society.

Bhai, totally agree! I'm also looking near 150 Feet Ring Road, and the prices are just insane. Builders have really hiked it up. Mota Mava secondary market mein thoda hope hai, but wahan bhi sab log premium maang rahe hain. Negotiation ka scope toh hona chahiye, right?
U3, I actually managed to negotiate a bit for a 2BHK in Krishna Kunj last year. It wasn't a huge discount, but enough to cover stamp duty. It really depends on how desperate the seller is, and how long the property has been on the market. Don't give up hope completely.
