Sab bolte hain Rajkot mein AIIMS aur Airport se property prices badh rahe hain, but what about the basic smart city infrastructure? Mai toh Krishna Kunj mein shift hua hoon last month, 150 Feet Ring Road ke paas. Honestly, paani aur drainage ka issue abhi bhi hai. Builders bas bade projects ka hype karte hain. Does basic civic infra like proper water supply, sewage, good internal roads actually impact property value more than these flashy projects? I'm not seeing it yet. Change my mind.

But isn't AIIMS and Airport a huge deal for future appreciation? Basic infra will eventually catch up, no? I mean, look at Ahmedabad, initially, areas had issues but big projects pulled them up. What's the long-term view for Rajkot, specifically for investors vs. self-use buyers?
You have a point about long-term appreciation, but for self-use buyers like us, daily livability matters more than a potential 10% extra appreciation in 5 years. I've seen property prices in areas like Mota Mava shoot up, but the internal roads are still pathetic, and during monsoon, it's a nightmare. What's the use of a 1 Cr flat if you can't even get out of your society easily? For investors, maybe the ROI works, but for a family moving in,
Sahi pakda bhai! Krishna Kunj mein toh puraana issue hai drainage ka. Mere cousin ne bhi wahan ek plot liya tha, ab regret kar raha hai.
My friend bought in Krishna Kunj, he's facing water pressure issues daily. It's a real pain.
Absolutely! Krishna Kunj area has seen rapid development, but the underlying infrastructure hasn't kept pace. The municipality needs to step up. Builders get their approvals but the groundwork is missing, leaving residents frustrated.
Totally relate! I'm eyeing a flat near Kalawad Road, but the builder is just talking about connectivity to AIIMS. Paani ka issue wahan bhi suna hai. Kya karein yaar, budget mein kuch milta nahi aur basic cheezein bhi compromise karni padti hain?
Haan bhai, same problem with me near Raiya Road. Prices are touching sky, but internal roads are still broken in many societies.
Exactly! I moved to a society near Ring Road a year ago, thinking 'smart city' means smart amenities. But electricity cuts are frequent, and garbage collection is erratic. What's the point of a fancy clubhouse if your basic utilities are unreliable? Builders just show off the amenities, not the underlying civic issues. I wish I had done more ground research, it's a constant headache now.
