Been in real estate for years but buying my own place in Rajkot is making me question everything. I know how builders spin things, especially around 'social infrastructure' benefits. Everyone talks up schools and hospitals adding value. But honestly, does proximity to AIIMS Rajkot or those big school clusters on Kalawad Road *really* justify the 10-15% premium builders are slapping on properties, say, in Krishna Kunj? I'm looking at 3BHKs around ₹90L there, and they always highlight this. I'm not convinced it's a solid ROI driver beyond basic convenience. Is it just marketing fluff or do buyers genuinely pay that much extra? Or are we just paying for the land value increase from the airport/ring road? Change my mind, Rajkot fam.
